Bob:
Pat Brown from the Holt Diamonddale Agency joins us again. Pat, I’m excited you here because we’re talking about my favorite time of the year. Spring.

Pat:
It is. We hope.

Bob:
And with Spring there is, of course, safety tips because every season you have safety tips for us.

Pat:
There is, and in spring is, is no different. Actually it’s a, it’s a great time to check out your house, check out your area, you know, uh, especially with…we’ve had a lot of snow. Yeah. And some of their, there’s a list that’s out there that, you know, people don’t think about this and, and how it relates to insurance is, you know, when you blow the snow or the snow gets up next to your house and it changes the level sometimes of the drainage. So the drainage, when the snow melts, we’ll go back into your foundation and can get into your basement.

Pat:
You call your agent and he says, you know what, that’s not a covered situation. So making sure that you check you check that. Um, some of the other ones, uh, railings and steps, you know, and we’ve been on there all summer long separations between your steps, uh, nails that might be popped up on your deck. Uh, just, just a lot of trim around your windows. I’ve got an old farm house and I have to check the caulking around the windows

Mary:
So, things that winter hides.

Pat:
It hides for now because you hide inside. And there are things that you don’t get to and if you don’t, little by little it builds up. The next thing is you, you have damage, you have maintenance issues that can’t be fixed or you call your agent and they’re going to say, you know…

Bob:
…We’re all probably going to have it.

Pat:
We all do. We all do. We all do. It’s just kind of a habit thing to get into that, uh, would really, really, uh, you know, make it easier for you. But a lot of times we don’t think about it.

Mary:
How does that relate to insurance?

Pat:
Well, it does, I mentioned a little bit is it reduces maintenance claims that you might call in any other water. That’s, let’s leaked into the basement. Think of it this way. Insurance claims have to be caused by something: lightning, fire, explosion, but just seepage of water or mold. Um, it is not because it’s usually related to a maintenance situation that just went unattended.

Bob:
Yeah. So it makes sense.

Pat:
It does.

Bob:
So can, can people get these tips from you like in a form or…

Pat:
Yes, they can, uh, two things if you have additional ones to this list. And, and then I think I sent the list in. Maybe they would put it up there, but we can, we would be more than happy to send anybody a list. And if you’ve got extra ones, add them on!
